Seller carry · owner financing

Let the seller be your bank.

Seller carry questions

What is seller carry (owner financing)?

The seller acts as the lender. You make a down payment and pay the seller monthly at an agreed rate, secured by the home, instead of borrowing from a bank.

Do I need to qualify with a bank?

No bank is involved, but most sellers want to see proof of funds for the down payment and some ask for a credit check. Everything is negotiable.

What is a balloon payment?

Many seller-carry notes run 3 to 10 years. Payments are often figured on a 30-year schedule and the remaining balance is due at the end - usually paid by refinancing. The calculator shows the balloon amount.

What if the seller still has a mortgage?

Then the deal needs extra care (the existing lender may have a due-on-sale clause). We check this with the title company before you sign anything.

Are the terms on this page guaranteed?

No. They are what each listing agent wrote. We confirm the real terms with the seller before you write an offer.

Listing information is from the MLS and deemed reliable but not guaranteed. Seller-financing terms are as stated by each listing agent and are negotiated with the seller. Payment and savings figures are estimates only, not a loan offer.
