See what a low rate is worth
An example: a $550,000 home with a $380,000 FHA loan at 2.75% and 26 years left. Move the sliders - every listing below has the same calculator on its page with its own numbers.
- The monthly payment on the assumed loan is fixed at the seller's rate.
- Most of the saving is interest - often six figures over the life of the loan.
- Assumable homes are rare, so they are worth seeing early.

Assumable loan questions
What is an assumable mortgage?
A loan the buyer can take over from the seller, keeping its interest rate, balance and remaining term. Most VA, FHA and USDA loans are assumable; most conventional loans are not.
Do I have to be a veteran to assume a VA loan?
No. Anyone who qualifies with the loan servicer can assume a VA loan. If the buyer is not a veteran, the seller's VA entitlement stays with the loan until it is paid off, which some sellers care about - we talk that through with them.
How do I pay the seller's equity?
The difference between the price and the loan balance is paid at closing, in cash or partly with a second loan. The calculator on each listing shows both ways.
How long does an assumption take?
Servicers typically take 30 to 90 days to approve an assumption, longer than a normal loan. We plan the closing date around it from the start.
Are the rates on this page guaranteed?
No. They are what each listing agent wrote in the listing. We confirm the real rate, balance and terms with the listing agent and the servicer before you write an offer.
